What a home service plan actually covers

“Maintenance plan” means something different at every company. Here is exactly what an FDNS plan includes — and just as plainly, what it doesn't.

The quarterly visit

Four times a year, the same team walks your home against a seasonal checklist. The scope scales with your tier (bigger homes have more to check), but every visit works through the same four areas:

Water & plumbing

  • Visible supply lines, shut-off valves, and drain connections
  • Water heater condition and signs of leaks or corrosion
  • Caulk and grout condition in wet areas

Heating & cooling

  • Filter condition (replaced during the visit when due)
  • Condensate lines and visible ductwork
  • Thermostat operation and seasonal readiness

Exterior & structure

  • Gutters, downspouts, and drainage away from the foundation
  • Roofline, flashing, and siding from the ground
  • Concrete, masonry, steps, and railings — settlement and safety

Safety & interior

  • Smoke and CO detector test (batteries replaced when needed)
  • Doors, windows, weatherstripping, and locks
  • Signs of moisture, pests, or developing problems worth watching

The report — the part that compounds

Every visit ends with a written photo report: what we inspected, dated photos, what was fixed on the spot, and what to watch. One report is a nice-to-have. Twelve quarters of them are a documented maintenance history of your home — evidence for a future buyer, and for any warranty or insurance conversation where “lack of maintenance” might otherwise be used against you.

Priority scheduling and member pricing

Members go to the front of the line for repairs and à la carte services, and carry a member labor discount on work beyond the plan — from small repairs up to remodeling, concrete, and masonry projects. Because FDNS is a general contractor, the team that finds a problem during a quarterly visit is the same one that can fix it, quote it, or build the bigger solution. You never start over with a stranger.

What's not in the plan price

  • Parts and materials — billed at cost, itemized on your report.
  • Repairs and projects beyond the visit — quoted in writing first, with your member discount applied.
  • Emergency call-outs between visits — members get priority response, billed per visit.

No surprises is the point: anything outside the plan is quoted before work starts, and plans cancel with 30 days' written notice.

What does a quarterly visit actually include?
A scheduled in-person visit by the same FDNS team, working through a seasonal checklist across plumbing, HVAC basics, exterior and structure, and safety items — plus small preventative fixes handled on the spot per your tier, and a written photo report afterward documenting what we checked and found.
What counts as a 'small fix' during a visit?
Preventative tasks and minor corrections that fit inside the visit — think filter changes, detector batteries, tightening hardware, re-caulking a joint, clearing a slow gutter section. Anything bigger gets written up in your report with a quote, so nothing is done to your home without a price you approved.
What's in the photo report?
Every visit ends with a written report: what was inspected, dated photos of each area, what was fixed during the visit, and anything we recommend watching or scheduling. Reports accumulate into a documented maintenance history of your home — useful at resale and if you ever need to prove upkeep for a warranty or insurance claim.
Who comes to my house?
The same FDNS team each time — not a rotating dispatch network. Continuity is the point: a crew that has seen your home four times a year notices what changed.
Where does the plan end and quoted work begin?
The plan covers the visits, the checklist work, small fixes, the report, and priority scheduling. Parts and materials are billed at cost and itemized. Repairs and projects beyond the visit — from a water heater replacement to a full remodel — are quoted separately in writing, with your member labor discount applied.
Can I add one-off services between visits?
Yes. Members get priority scheduling on the full à la carte services menu — gutter cleaning, dryer vent cleaning, pressure washing, and more — billed per service at member priority.
